Buyer guide

Getting your site ready for a building

A good base and a clear path for delivery make the day go smoothly and help your building last.

1. Check the rules first

Call your city, township or county before you order. Ask whether you need a permit, how far the building has to be from property lines, wells and septic systems, and whether there is a size limit. If you are in a lake area or have a homeowners association, ask them too.

2. Call before you dig

Call 811 (Gopher State One Call in Minnesota) at least two business days before any digging or grading so buried lines get marked. It is free.

3. Pick a good spot

  • High ground that drains. Water that collects under a building freezes and heaves.
  • Room around the building to open doors and get in with a mower or vehicle.
  • Away from overhanging branches.

4. Build the base

Portable buildings: a level, compacted gravel pad a bit larger than the building is the usual choice. Level matters: doors and windows on a building that sits out of level will bind.

Metal buildings: a concrete slab or a prepared, level base with the right anchors. Footings and slabs for permanent buildings follow local code, including frost depth. In Minnesota that is 42 inches in the southern zone and 60 inches in the northern zone (Minnesota Rules 1303.1600).

5. Plan delivery access

  • A clear, firm path wide enough for the building and the delivery equipment. Measure gates.
  • Watch for low branches, power lines, septic tanks, soft lawns and steep slopes.
  • Tell us about the site when you ask for a quote. Photos help. Delivery cost depends on distance and access.

6. Before the building arrives

  • Mark the corners and which way the doors should face.
  • Move vehicles and anything else in the way.
  • Be there, or have someone there, to confirm placement.

General guidance only. Your local building department has the final say on permits, setbacks, footings and loads.
